So many real estate agents neglect “old school” marketing strategies that involve human contact. It’s easy to connect with people online, but nothing will replace that personal touch that comes from shaking hands and talking face to face. Going back to basics will create a connection that will set you apart from the competition.

In-Person Appointments

If a prospective client leaves you a voicemail or sends you an email, get back to them immediately. They are most likely contacting you because they are looking to buy or sell now, and any delay on your part will cause them to move down the list to the next agent referred to them. According to, “Research shows that 75% of clients will interview only one agent before deciding on their representation. 90% of clients who met with agents face-to-face ended up closing on their property with that agent.” 


While email has been proven to produce a high ROI, it is easy to delete without ever reading it. Postcards and mailers will at least sit around someone’s house for several days and likely get a glance-over. You can use mailers to introduce yourself to your community, point out market trends, or advertise your listed properties. Well-designed mailers will help you stand out above your competition. 

Say Thank You

Sending an old-fashioned thank-you note or a little gift will make a favorable impression on a client after you close the sale.  Something this simple can be what will make them refer you to a friend or family member.

Stay Top of Mind

Keeping in touch with your clients will keep you on their minds, so they call you first when they, or someone they know, requires your services. You can stay in touch by sending them quarterly market update mailers or adding them to your monthly newsletters.  Or send them birthday or anniversary cards (if you don’t know their wedding anniversary, you can send a “house-iversary” card a year from their closing date.)  Anything that will make past clients remember you and continue to think of you as their real estate advisor will work wonders. 

Keeping some of these tried and true back-to-basics approaches is essential. These strategies will establish a personal connection with past and future clients and help you stand out from the competition.
